The project site is a part of the current Gnarabup township and the land has sewer, water and power services that have been designed and installed for the type of project proposed. The sewerage system for the land is connected to the waste water treatment plant (WWTP) at Gas Bay.
The various services were installed progressively; first when the lots were created by way of a subdivision that happened in 2003, and then subsequently when preliminary works were done under a prior development approval in 2008.
Yes, the infrastructure was established in when the lots were created by way of a subdivision that happened in 2003. It was subsequently upgraded when preliminary works were done under a prior development approval in 2008. The owners of the land have been contributing to the upkeep of the waste water facility through the contribution of rates since that time.
Yes. The land is serviced with sufficient sewerage capacity to support the proposed development.
The Water Corporation provided written confirmation in 2016 that there is sufficient capacity in the existing WWTP to support the development of this land in line with a previously approved scheme. This previously approved scheme included a proposal for a hotel of 118 rooms (on the hotel land) and 90 dwellings within the village land, which compares to the currently proposed scheme of 121 rooms and 80 dwellings respectively.
Even with this confirmation taken into consideration, it is our understanding that the WWTP has not been built to its full capacity and is designed to be upgraded over time as demand increases. We believe the Water Corporation may be looking at options to upgrade the sewerage system for the area.
No. The waste water treatment plant is the responsibility of Water Corporation. We understand that Water Corporation is considering potential options to upgrade the plant, which may or may not be implemented.
The project will proceed independent of any planned upgrade, as the land has been serviced with adequate sewer capacity to support the proposed development.
